Aakar Studio

Your house plan, 3D and cost — from your plot, in minutes.

Tell us your plot, the road and who will live in the house. In minutes you see the rooms, walk through a 3D house and read the cost in rupees, before anyone starts to dig. Plans checked against your municipality’s rules · Structure analysed to NBC 105:2025 · A licensed engineer signs the final design · Costs in rupees, month by month

Why you can trust the studio

We are a small team in Nepal. Two of us are engineers licensed by the Nepal Engineering Council.

A site-plan photo or PDF stays on your device. Only the traced outline is sent.

What you get

Aakar means shape, or form. We draw the shape of a house on your plot, and everything below comes from that one plan. Here it is for our sample house.

Up to three plans for your plot

We check each plan against your municipality’s rules on setbacks, ground coverage and height, as we have coded them. You choose the one your family likes.

A 3D house to walk through

Walk through it floor by floor, with furniture in the rooms. Send a private link to your family abroad on WhatsApp or Viber.

Drawings and an engineer-verified structural analysis

The drawing set, with a structural analysis under Nepal’s building code, NBC 105:2025, verified by engineers against ETABS. A licensed engineer signs the final design.

What it will cost, and what you need each month

The cost in rupees at your district’s rates, a construction schedule, and how much money you will need each month.

Files your engineer can open

Your engineer gets a DXF for AutoCAD, and IFC, SketchUp and PDF files too.

Who this is for

If you are building a home

Tell us your plot, the road and who will live there. Before you pay anyone to build, you see the rooms, walk through a 3D house and read what it will cost in rupees. Show it to your family, then take it to your architect and contractor.

If you are an architect

Start each client’s house from a real first draft, in a CAD file you can open, and spend your hours on the decisions only you can make. The design is yours, and so is the signature.

If you are an engineer

You get a structural analysis under NBC 105:2025, verified by engineers against ETABS, with the models and the quantities. You check it, change it and sign it.

If you work on your own

As a draughtsperson or a freelance designer, you can make a first draft, a drawing set and a quantity list for a client in minutes, and keep your time for what only you can judge.

How it works

Tell us about your plot and your family

Your plot size, which side the road is on, how many of you will live there, and whether a floor is for rent. In English or Nepali, about 5 minutes.

Look at the plans and change what you do not like

You get up to three plans. Put them side by side, then change the rooms until the house suits your family.

Show your family, then your engineer

Walk through the 3D house together. Then send the drawings and the cost to your architect, engineer or contractor.

You tell us in your own words.

We draw the plan.

We draw the outer walls, the inside walls, the stairs, the doors and windows, the furniture, the room names and the measurements, in the order an architect reads a building.

You can walk through it.

The same rooms, doors and windows stand up as a 3D model, with three levels stacked where the stairs land.

And what it may cost.

A cost range for the whole house, from measured quantities and published rates for your district, ready to put beside a contractor’s quote.

A house that fits your plot and your family.

We draw it to fit beside your neighbours, to let daylight into the rooms, and to leave your family space to live in.

Every floor has a purpose

You tell us who will live on each floor: your parents, your own family, or a tenant on a rental floor. We plan the bedrooms, kitchens and bathrooms to match, and we check that the stair reaches every floor and the furniture can get in.

Made for small plots

We start from the real edges of your plot. Then we place the columns, walls, parking and roof terrace so they fit together, with windows kept clear of the boundary.

A cost you can compare with quotes

We measure the same plan and price it in rupees at your district’s rates, with VAT and the allowances marked. You can also enter your own budget rate.

Vaastu, within the rules

Where the rules and Vaastu disagree, the rules come first. We follow your Vaastu wishes inside them as far as we can. Anything we could not settle stays on the drawing as a note for your architect and engineer.

Are you an architect or an engineer?

We draw the first draft and do the arithmetic. You check it, change it and sign it.

See your house before the first brick.

Open a house we planned, with no sign-in. When you are ready, ask for an invite and we write back, usually within a day. Early access is free during the pilot. Pilot places are limited.
